North End Custom Hillside

This striking Northwest Modern residence is perched on a challenging hillside lot overlooking Commencement Bay in Tacoma. One of the defining features of the project was the extensive foundation and retaining wall system required to transform a steep, difficult site into a buildable homesite capable of supporting a three-level custom residence.

Through innovative engineering and substantial concrete construction, the design team created a unique garage level positioned below the main living spaces, allowing the home to maximize both views and functionality while maintaining a strong street presence. The exterior combines custom concrete panel systems, metal cladding, and warm wood accents to create a contemporary architectural statement that feels both modern and timeless.

Inside, expansive windows frame panoramic water views while open-concept living spaces seamlessly connect the kitchen, dining, and great room. The result is a custom home that showcases exceptional site planning, structural engineering, and architectural design while taking full advantage of its dramatic hillside location.
