Remodel Design

Remodeling is one of the most effective ways to improve how your home functions without expanding its footprint. At Pacific Home Source, we design thoughtful, buildable remodels that reconfigure your space, improve flow, and align with your lifestyle, helping you move confidently from concept through permitting.

Feasibility & Existing Home Evaluation

We evaluate your existing home to understand how your space can be improved, reviewing layout, structure, and key constraints. A critical part of this process is understanding your home’s existing structure and systems, helping ensure the remodel is both practical and efficient.

We also encourage clients to share inspiration—such as Pinterest boards, Houzz ideas, or examples they like. This helps us understand your vision, guide budgeting early, and, most importantly, ensure the design feels cohesive with your existing home.

Through a series of no-cost initial meetings, we align on your goals, budget, and overall approach, ensuring we’re a good fit and dialing in the scope of work before providing a formal estimate.

If your project moves forward, we can schedule a site visit to capture your home using LiDAR scanning technology. This allows us to create an accurate as-built model and 3D walkthrough (within approximately 1/4” accuracy), giving us and your builder and engineer, a reliable foundation to design from

Layout & Remodel Design Development

We develop floor plans that reconfigure your existing space to improve flow, functionality, and usability. Whether it’s opening up rooms, reworking layouts, or optimizing underutilized areas, we focus on creating efficient, buildable designs that align with your goals and budget.

As part of this process, we take the time to understand how you live in your home, what matters most to you, and where priorities can flex. While every project starts with a vision, not everything can always be incorporated—and we help guide those decisions thoughtfully.

We also have honest conversations around realistic construction costs, ensuring the design aligns with your budget and can be built as intended. This helps us create a cohesive, practical design that avoids surprises later in the process.

Preliminary plans are typically delivered within 4 weeks, giving you a clear vision of your project early on.

Permit Ready Plans & Project Support

We work closely with you to finalize the design through two in-person design review meetings, along with ongoing communication, ensuring every detail is aligned with your vision while confirming the design is practical and buildable.

Once approved, we develop a complete, permit-ready set of plans that includes foundation, floor framing, and roof framing layouts, giving your builder and engineer a clear path forward.

All of our plans include a 3D walkthrough, helping you visualize the design and understand how the space will feel before construction begins. We also provide CAD files, ensuring all professionals involved are working from the same information, helping avoid delays, miscommunication, and unnecessary costs. Optional renderings are available for clients looking for a more detailed visual representation.

We can also connect you with trusted professionals, including structural engineers and builders, and support you through the permitting process. This includes responding to review comments, covered within our flat fee, to help keep your project moving forward efficiently.

Frequently Asked Questions

How long does remodel design take?

Most remodel projects reach preliminary plans within about 4 weeks, depending on complexity and existing conditions. Preliminary plans are the first set of drawings developed after we’ve aligned on scope of work and completed the kickoff meeting. Final timelines vary based on revisions and permitting.

How much does a home remodel design cost?

Costs vary based on the scope and complexity of the project, but most remodels are priced using a flat fee based on square footage, providing clarity and predictability upfront. We also have open conversations early on to ensure the design aligns with realistic construction budgets.

Why is understanding the existing structure so important?

Remodeling success often depends on what’s behind the walls. We evaluate your home’s structure and systems early in the process to ensure the design is practical, efficient, and avoids costly surprises during construction.
