We evaluate your existing home and property to determine what type of addition is feasible, reviewing structure, layout, setbacks, and site constraints. A critical part of this process is understanding your home’s existing structure and foundation, ensuring the addition integrates properly and avoids costly issues down the line.


With experience working alongside structural engineers, our team brings a strong understanding of how homes are built—helping identify efficient solutions and avoid unnecessary construction costs. Through a series of no-cost initial meetings, we align on your goals, budget, and overall approach—ensuring we’re a good fit and dialing in the scope of work before providing a formal estimate.


If your project moves forward, we can schedule a site visit to capture your home using LiDAR scanning technology. This allows us to create an accurate as-built model and 3D walkthrough (within approximately 1/4” accuracy), giving us and your builder and engineer, a reliable foundation to design from


Layout & Addition Design Development

We develop floor plans that integrate seamlessly with your existing home, carefully considering flow, structure, and how the new space ties into the current layout. We collaborate closely with you to refine the design, balancing aesthetics, budget, and construction efficiency.


Preliminary plans are typically delivered within 4 weeks, giving you a clear vision of your project early in the process.

Permit Ready Plans & Project Support

We work closely with you to finalize the design through two in-person design review meetings, along with ongoing communication, ensuring every detail is aligned with your vision while confirming the design is practical and buildable.


Once approved, we develop a complete, permit-ready set of plans that includes foundation, floor framing, and roof framing layouts, giving your builder and engineer a clear path forward.


All of our plans include a 3D walkthrough, helping you visualize the design and understand how the space will feel before construction begins. We also provide CAD files, ensuring all professionals involved are working from the same information, helping avoid delays, miscommunication, and unnecessary costs. Optional renderings are available for clients looking for a more detailed visual representation.


We can also connect you with trusted professionals, including structural engineers and builders, and support you through the permitting process. This includes responding to review comments, covered within our flat fee, to help keep your project moving forward efficiently.
